Here are some drawings from our designer. We found out that none of our exterior walls conform to current zoning standards. As a result, we need to submit some options to the city of Winter Park to see what they may make an exception for to allow the additional square footage that we are seeking. Our designer has come up with 2 options.
Option 1: the footprint is basically expanded to the whole length of the back of the house instead of just the sun-room bump-out we have now. I like the footprint; don't love the room layout.
Option 2: the footprint is expanded from the sun-room to basically claim the existing deck and a second story is added to the top of it. I like this footprint too; but again, don't love the room layout.
After the city decides which option they like best we can work some more on the interior room layout.
